Other regions in the U.S. are not as fortunate as we are here in the energy capital of America. Granted, Texas has not been the hottest of markets over the years, but we have experienced steady population and job growth in all of the major cities of Texas. This trend should continue for the next few years unless the whole U.S. economy suffers a recession due to Fed's increasing interest rate hikes. This follows previous positive statements by another guru of real estate at the GHBA luncheon.  At year start, it appears the inventory of homes is lower than the start of 2005.  Typically when the months of inventory is equal to or less than 6.5 months, then it is a seller's market.  The Houston Association of Realtors has reported that as of December '05, the months of inventory stood at 5.1 months of inventory. Apparently freestanding patio homes starting in the $180's to $240's.  K Hovanian's website for more information is less than informative about details &lt;span style="color:#330033;"&gt;(&lt;/span&gt;&lt;/em&gt;&lt;a href="http://khovurban.com/"&gt;&lt;span style="font-family:lucida grande;color:#ff0000;"&gt;&lt;em&gt;http://khovurban.com/&lt;/em&gt;&lt;/span&gt;&lt;/a&gt;&lt;em&gt;).  As I probably said before, this will help our section of Timbergrove by bringing in more drive-by buyers into the hood.  As I reminisce,  many moons ago when I first found this part of Timbergrove, I found it after I had visited the west Heights area.  Since I did not like what I saw there originally, I kept driving to see what else was available.  I think more traffic to the area will only help our property values in the long run.&lt;/em&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#6600cc;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#6600cc;"&gt;The mansion on Worthshire is now sale pending at an asking price of $515K. We'll see how fast they go.  Another note:  I visited with the Park Side folks at their offices off of E T C Jester just outsid the loop the other day.  This is their second project in the  innerloop area.  They have one going up in Cottage Grove area just south of the bayou off of T C Jester.   I have not visited that site as of yet. I have some reservations with the wording in the "Guidelines" regarding materials that are preferred when a homeowner replaces their roofing material due to age.  The language was written poorly and is subject to interpretation depending upon who is interpreting it. There will be both two story and three story units. There will probably be a central drive to the community. It is my belief the builder is Parkside Homes. (Subject to verification). Many of the residents on Prince St are concerned about increased traffict southward once the community is sold out. I too have that concern.
