No Bubble Here in Houston Texas

The real estate in Texas and in Houston in particular is moving onward and upward on a steady pace. Other regions in the U.S. are not as fortunate as we are here in the energy capital of America. Granted, Texas has not been the hottest of markets over the years, but we have experienced steady population and job growth in all of the major cities of Texas. This trend should continue for the next few years unless the whole U.S. economy suffers a recession due to Fed's increasing interest rate hikes. Some of the cities experiencing sustained growth are El Paso, San Antonio, Austin, and Houston.

Chief Texas Real Estate Economist Bullish Houston, Bearish Rentals

The cheif economist at Texas A&M Real Estate Center, Mark Doutzour, made a speech on 1/18/2006 predicting the Houston residential resale/new home market will be robust and values heading north (see article: http://www.houstonrealnews.com/news/contentview.asp?c=173482). This follows previous positive statements by another guru of real estate at the GHBA luncheon. At year start, it appears the inventory of homes is lower than the start of 2005. Typically when the months of inventory is equal to or less than 6.5 months, then it is a seller's market. The Houston Association of Realtors has reported that as of December '05, the months of inventory stood at 5.1 months of inventory. Annualized sales from December '04 to December '05 was up 8.6%.

and click link. Per their sign on the site at Prince, the starting price is $180K. The directions they are giving for finding the site directs the traffic from W 11th north on Prince St. directly by our modest homes. We will probably experience additional traffic folks! We may want to consider the "nuclear option" (Speed Humps). Let me know what you think!

The for sale signs are up folks! Apparently freestanding patio homes starting in the $180's to $240's. K Hovanian's website for more information is less than informative about details (http://khovurban.com/). As I probably said before, this will help our section of Timbergrove by bringing in more drive-by buyers into the hood. As I reminisce, many moons ago when I first found this part of Timbergrove, I found it after I had visited the west Heights area. Since I did not like what I saw there originally, I kept driving to see what else was available. I think more traffic to the area will only help our property values in the long run.

The mansion on Worthshire is now sale pending at an asking price of $515K. This will certainly set a high water mark for our humble hood.

After driving by the site of the new Park Side homes on Prince at W13th I noticed that the demolition has started. We'll see how fast they go. Another note: I visited with the Park Side folks at their offices off of E T C Jester just outsid the loop the other day. This is their second project in the innerloop area. They have one going up in Cottage Grove area just south of the bayou off of T C Jester. I have not visited that site as of yet. If anyone has any observations please feel free to leave a comment. Interpretation of Deed Restrictions

George Montgomery sent me a missive regarding the interpretation issues revolving around the deed restrictions current in our neighborhood. I have some reservations with the wording in the "Guidelines" regarding materials that are preferred when a homeowner replaces their roofing material due to age. The language was written poorly and is subject to interpretation depending upon who is interpreting it. See George's blog at http://jive_blog.home.att.net for more information and background.

My take: If the language is obscure or not precise then any interpretation by DRCC is subject to bias. The only way to rectify this is to either have a judge decide or amend and have it approved by the majority of homeowners.

Someone had a question regarding the new construction on Prince at W 13th. They were asking about whether the site was in the new flood plain. The best source for info. is the Tropical Storm Alison Recovery Project website: http://www.tsarp.org. They have the changes in the elevations that the FEMA will eventually adopt for the federal insured rate maps for insurance coverage.

Update on the Park at Prince St development

Just found out what will be going up at the Park on Prince St. The builder is K Hovanian builders who will be building stand alone units starting at $180K to $280K. There will be both two story and three story units. There will probably be a central drive to the community. They have said demolition of current structures will begin in 50 days and then afterward construction will begin.

Since I am a Realtor and live in Timbergrove Manor (in the older section), I thought I would start a blog regarding the upcoming new construction just north of us off of Prince St @ W 13th St. It appears a community of 40 new townhomes will be built where the Houston Gate Co. currently resides. It is my belief the builder is Parkside Homes. (Subject to verification). Many of the residents on Prince St are concerned about increased traffict southward once the community is sold out. I too have that concern. Hopefully, once the blog is passed around to a few internet savvy residents we will have suggestions and concerns form them as well.
